Ground 7B is a mandatory possession ground used when at least one tenant does not have a right to rent in the United Kingdom under the Immigration Act 2014, and the Secretary of State has given the landlord written notice referring to that fact. The trigger is the Home Office notice, landlords cannot rely on Ground 7B without it.

- Who has a 'right to rent' in the UK?
- British and Irish citizens, people with indefinite leave to remain or settled status, and people with current limited leave that includes a right to rent. The Home Office has an online checker that confirms your status.
- Can the landlord evict everyone if only one tenant has lost their right to rent?
- Where only some occupants are disqualified, the landlord can serve Ground 7B in respect of those occupants only. Other tenants with a right to rent remain entitled to occupy under the existing tenancy.
- Does a Ground 7B Section 8 notice mean I have to leave immediately?
- No. A Section 8 notice never gives a landlord the right to evict you on its own. Even after the notice period expires, the landlord must apply to the county court, win a possession order, and then book a court bailiff. Until a bailiff with a warrant attends, you do not have to leave. If anyone tries to remove you without that paperwork, that is illegal eviction.
